A 4-room flat is roughly 90 square metres and a 5-room roughly 110, so the 5-room has around a fifth more floor area. Yet at the low end of the BTO range the gap is only about S$5,000, and at the high end about S$12,000.

Why a bigger flat is not proportionally more expensive

Some of the biggest costs are fixed per flat, not per square metre:

  • Both usually have one kitchen and two bathrooms to rebuild, and these are the most technical, costly rooms.
  • Electrical distribution, plumbing connections and permits do not double with floor area.
  • The extra space in a 5-room is mostly more flooring, painting and a larger living or bedroom area, which cost less per square metre than kitchens and bathrooms.

Where a 5-room does cost more is carpentry (more wardrobes, a larger TV feature and bigger kitchen runs), tiling and painting area, and extra lighting and electrical points.
