Choosing a Designer

Interior Designer vs Renovation Contractor in Singapore

Should you hire an interior designer, a contractor or a firm that does both? Here is what each does, how they differ on cost and risk, and how to choose.

The terms get mixed up in Singapore, which is why the interior designer vs renovation contractor question trips up first-time owners. A designer plans how your home should look and work, and a contractor builds it. Many firms do both. This guide explains the difference, the cost trade-offs and how to choose for an HDB, condo or landed home.

Roles overlap and every firm works differently. Always check what a specific firm provides in its written quotation.

What an interior designer does

A designer starts with your brief and budget, plans the space, prepares drawings and selects finishes. Good designers also coordinate trades and visit the site. For complex layouts, custom carpentry or a tight budget, that planning pays for itself in fewer mistakes.

What a renovation contractor does

A contractor focuses on execution: hacking, wet works, carpentry, electrical, painting. If you already know what you want, such as a straight repaint, flooring replacement or a bathroom refresh, a contractor can be the faster and cheaper route. You supply the plan and manage the details.

The third option: design and build

Many Singapore firms are design-and-build. One company handles design, permits, works and handover, with a designer as your main contact. It is convenient, because there is one party to hold responsible. Check the contract for what is included, and compare it as you would any other quote. Our guide to package vs custom design covers how packages differ from bespoke work.

Which should you hire?

  • Hire a designer or design-and-build firm if you are moving into a new BTO or resale flat, want custom carpentry, are changing the layout or want one point of contact.
  • Hire a contractor if the scope is small and well defined and you are happy to manage it yourself.
  • Hire a designer for design only if you want to take the drawings and invite several contractors to quote.

What to check whichever you choose

  1. Licence. For HDB works the contractor must be HDB-registered. See how to check an HDB licensed contractor.
  2. Credentials. CaseTrust accreditation signals a standard contract and deposit protection. Our CaseTrust and HDB licence guide explains both.
  3. Contract. Scope, payment stages, variations and warranty in writing.
  4. Track record. Visit a completed project if you can, and read recent reviews.

Costs: who is cheaper?

A contractor-only route can be cheaper on paper because you pay for execution and not for design. But if design is poor or incomplete, rework costs more. A designer's fee, or the design built into a package, buys planning that reduces errors. Use our renovation cost calculator for a baseline, then compare quotes line by line.

Frequently asked questions

Is an interior designer more expensive than a contractor?

Often the design cost is either a separate fee or built into the price, so the headline figure may be higher. The comparison should be on the total outcome, including rework risk and your own time.

Do I need an interior designer for an HDB flat?

No, but it helps if you are changing the layout, want custom carpentry or are renovating a new BTO and want coordination. A contractor can handle simple, defined works.

Can a designer do the construction?

Many design-and-build firms do. Check that the firm or its contractor holds the licences needed for your type of home.

Who applies for the HDB permit?

For HDB flats the registered contractor files the renovation permit. See our HDB renovation permit and rules guide.
