Getting your BTO keys is the start of a long to-do list. A typical BTO renovation timeline is about ten weeks of work on site, but the planning, permits and orders around it can add weeks before and after. This guide shows the usual order of works and what to line up when.

Timelines vary with the size of the flat, the scope and your designer's schedule. Treat the weeks below as a typical pattern, not a promise.

Before the keys: what to settle first

Start planning before collection so you are not paying for an empty flat longer than necessary.

  • Set a budget with a buffer. See what a 4-room BTO usually costs and keep around 10-15% aside.

  • Finalise the design: floor plan, carpentry drawings, electrical points, lighting and finishes.
  • Order long-lead items early: appliances, sanitary fittings, lights, tiles and countertops can take weeks to arrive.

Plan backwards from your move-in date

Work from the date you need the home and subtract the stages: about ten weeks on site, a few weeks for cleaning, defect fixes and the handover walk-through, several working days for the permit, and time to finalise the design and order long-lead items. For example, if you want to move in at the end of month six, plan to have your designer chosen and the contract signed by around month two, and the design locked and orders placed by month three. Start earlier if you plan to hack walls or change the layout.

Permits and rules that shape the schedule

Hacking and similar works need an HDB renovation permit, which your registered contractor applies for. Approval usually takes a few working days, so do not book hacking to start the day after you apply. Noisy works are limited to certain weekday hours and nothing happens on Sundays or public holidays, so a week on paper may contain fewer working days than you expect.
